The future of connectivity in the built environment is landlord-controlled fibre infrastructure, supporting technology enabled, smart buildings.
This solution will actively differentiate commercial office stock, giving those assets under its management a competitive advantage in the occupier marketplace and supporting enhanced capital values.
It is essential that the system is designed specifically for that asset and that its integration is highly collaborative. This requires coordination between the landlord, its occupier community and property managers, to ensure the best possible service for the end user.
This is what NODE does.
How it works
NODE occupies and manages a landlord-controlled communications room, taking operational responsibility for connectivity through to all rentalisable space and allocated common areas. This is achieved by way a combination of fibre and wireless networks, servicing as a single central nervous system to the building.
NODE is supplier neutral and ISP agnostic
IPSs connect to tenants through the NODE Hub, a black box contained in the landlord comms room. NODE manages a fibre optic network up to the point of entry to the tenants’ demised areas, overseeing third party installations and supporting tenant connections. NODE responds alongside third parties to expedite resolution to any temporary loss of connectivity.
Occupiers retain a direct contractual relationship with their chosen provider(s) and have full exposure to the complete ISP market on a plug & play basis. Neither the landlord, nor NODE, benefit financially from an individual business’ chosen provider agreement.
NODE removes the requirement for demised wayleaves
There is no longer a requirement for landlords to facilitate multiple tenant wayleaves, removing the complexity and costs associated to that process.
This overcomes the potential for in excess of 90 day delays for tenants to receive a connection. NODE is able to achieve this by way of its proprietary relationships with all fibre providers, through which one-time building wayleaves are agreed on the landlord’s behalf.
NODE is fully committed to minimising its carbon footprint and promoting the impact of its sustainability associated initiatives, including energy efficiency and significantly reduced material wastage relative to a conventionally connected building.
